Abstract |
The value of a parcel of land in a metropolitan area is generally considered to result from the natural characteristics of the parcel and adjacent land and the accessibility of the parcel to urban activities and services. Theoretical statements of the relationships affecting land value have been developed but empirical studies verifying the theorized relationships are relatively few. The purpose of this study is to analyze the empirical relationship between land values of a sample of properties, on the one hand, and the environmental characteristics of the properties and their accessibilities to urban activities and services, on the other. |
