Abstract The use and implications of environmental innovation in subdivision development is investigated. This study, dealing with developer decisions, proposes that developers will be innovative when they must compensate for bad site characteristics, when the innovative practices make up in revenue for their loss of revenue due to poor sites, and when the developer can save on other costs. Lake-oriented subdivisions are a growing phenomenon in North Carolina, and some serious problems arise from the use of such a resource as a lake by a private sector. These developments can cause threats to public health and safety due to improper design of dams, the utilization of dams designed for agricultural purposes with the resultant threat of flooding as the area becomes urbanized, the problem of water pollution as a result of the almost universal use of septic tanks in this type of development, and the general question of ownership of the lake.
